Customer Overview: Cincinnati Testing Labs (CTL) is one of the nation’s most respected independent testing facilities. CTL provides materials evaluation services, specializing in the machining, conditioning, and testing of Super Alloys, Composites, Plastics, Elastomers and Ceramics.
Situation: Cincinnati Testing Labs engaged Unit Building Services to design and construct a 43,445 square foot facility. Unit was recommended by a member of their board of directors who was a former customer.
Solution: Unit Building Services used their construction and development experience to assist CTL with the following:
- Site selection
- Analyzing the development costs between the final two sites being considered
- Negotiating tax incentives
- Designing and developing a site plan to maximize real estate return on investment by considering expansion needs, traffic flow; trucking requirements, parking requirements, storm detention, and landscaping
- Partnering with an architect to maximize design impact while controlling budget – client opted for a tilt-up structure due to its durability allowing the HVAC equipment to be placed on the rooftop and screened from the street
- Developing product flow, equipment requirements, and air lines, as well as isolating a section of concrete slab in order to prevent vibration transfer to sensitive equipment
Outcome: The result was a 44,000 square foot concrete tilt-up building; containing 8,800 square feet of office space, and 900 square feet of mezzanine.
