Brazee Street Studios

Unit Building Services used its "Green" expertise in converting an older industrial building into "Silver" LEED Certified Artist lofts. International glass artisan Sandy Gross came to Unit Building Services during the process of searching for space for her glass studio. The site on Brazee Street, one block off Madison Road in Oakley, was chosen due to its intriguing and convenient location, bus line access, building size and configuration. Even better, the artist studios fit perfectly with the neighborhood character and the Oakley Square streetscape renovation.


Unit worked closely with the Owner’s Architect, The Drawing Department, to design her dream studio out of this former multi tenant construction warehouse totaling over 20,000 square feet. The facility includes Sandy’s Studio, a Teaching Studio, Glass Supplies Market and gallery along with several private lofts rented to area professionals. Highlights of the facility include state of the art lighting and solar panel systems and a Monarch Butterfly Waystation among the outdoor patio.


The site search and building selection was coached by Andy Radin, providing Sandy with a Buyer Broker, Cawdrey Commercial Real Estate. Unit's design-build expertise led by our in house, LEED AP was instrumental in budgeting the unique project and assisting the documentation requirements for LEED certified projects.

Wake Nation

Wake Nation, is an amazing recreation facility. The client having acquired a ten acre parcel located in Fairfield, Ohio, came to us through a close referral looking for expertise to develop a circular lake with a perimeter tower cable system to pull riders around the water in racetrack style. Along with cable and motor technology being installed by the European manufacture, Unit coordinated the earthwork, infrastructure and of course the clubhouse facility for this exciting new addition to our region. This hybrid tilt wall building was designed and built for a German engineering and high-tech Production firm utilizing many traditional European interior details. The proximity of our developed land to the Greater Cincinnati International Airport allowed for a very efficient facility to showcase the design and production of their high tech products to a national audience. The construction process was completed in well under six months resulting in a very satisfying experience for all involved!

This concrete tilt-up building features 8,800 square feet of office space and 900 square feet of mezzanine. The building was developed with product flow, equipment requirements including compressed air as well as an isolated concrete slab in order to prevent vibration transfer to sensitive equipment.

The Montgomery Triangle Gateway project is a multi floor office and retail building including two levels of underground parking. As the main focal point entering the Heritage District of Montgomery, Ohio, it was designed to resemble period construction and to give the appearance of phased construction complimenting 32 other buildings designated as historical landmarks.

12,000 Square Foot Expansion and Renovation

This expansion and renovation in an inner ring community of Cincinnati included a new two story office over a lower level training area to serve this manufacturing and distribution company headquartered in St. Louis. The facility operates under stringent “clean” conditions which had to be maintained during the entire project. The redevelopment won a DBIA Design Award as Best Project for an Expansion Under $5 Million.

This facility was designed and built to showcase the expertise of the Owner who performed as a sub-contractor and features tilt-up and radius concrete panels set atop cast-in-place columns with architectural fins threaded in tube steel. The interior is highlighted with circular concrete stairs and waffle slab mezzanine area. The lobby floor and reception counter is finished in patterned concrete.

The walls of this 51,000 square foot building are brick with new metal canopy, split-face block, EIFS (exterior insulation and finish systems) columns, and a new storefront. The interior features a quarry tile entrance.

This project consisted of an expansion completed in masonry and metal including a 54,000 square foot pre-engineered metal production building and 4900 square foot conventional steel and brick office addition to enhance the operations of this growing high tech manufacturing company.

91,600 Square Foot Distribution Addition & 150,000 Square Foot Renovation for a Multi-Purpose Facility

This was a multi-phase project consisting of a tilt-up distribution facility plus a masonry/metal stud addition for retail and senior services along with renovation of office, warehouse, kitchen, dormitories, production and retail areas. The project was completed while owner-occupied with mentally and physically handicapped occupants.

This was a two phase project, the first with 60,000 sq. ft. of plant area, 3,120 sq. ft. of office, 3,160 sq. ft. of garage and 2,200 sq. ft. of mezzanine. Phase II was a tilt-up expansion consisting of additional office and warehouse space.

This multi-tenant facility was completed using a concrete slab-on-grade foundation and panelized framing. Each of the buildings is approximately 14,600 sq. ft. and feature brick, stone, and lap siding exterior with interiors finished to suit.

This addition was constructed with concrete tilt-up walls and structural steel, bar joists, and metal deck for the second floor and running track. With Unit Building Services design-build expertise, the YMCA realized a $100,000 savings from the original budget.
